Most commercial lots benefit from sealcoating every 2 to 5 years depending on traffic volume and surface condition. We recommend the first seal within the first year of a new installation, then on a regular interval based on the lot’s wear pattern.

Crack filling can be done as a standalone service when cracks are present but the surface is otherwise in acceptable condition. In most cases we apply hot crack filler before sealcoating so both are bundled into one mobilization.

Sealcoating requires a minimum of 24 hours to cure before vehicle traffic resumes. We account for temperature and humidity on the day of application and will advise on the appropriate wait time based on conditions.

Sealcoating creates a barrier that provides some resistance to oil, fuel, and chemical contamination. It slows the rate at which petroleum products penetrate the asphalt and weaken the binder, extending surface life on high-traffic commercial lots.
